Ground Lease

A ground lease is a long-term agreement in which a property owner leases land to a tenant, who typically constructs or installs improvements on the property. The landowner generally retains ownership of the underlying real estate throughout the lease term, and, depending on the terms of the lease, ownership of the improvements may revert to the landowner upon expiration or termination. Ground leases are commonly used for cell towers, solar farms, data centers, billboards, and EV charging stations.
