Job Summary

The Asset Manager has accountability for ensuring rent payments are received per contractual obligations, building rapport with multiple tenants to resolve issues quickly while maintaining a positive relationship, and reviewing contracts on an as-needed basis when tenant requests access to properties.

Duties & Responsibilities

Reporting to Chief Operating Officer, the following is a list of general responsibilities that demonstrate what to expect day-to-day in this role.

Strategic Responsibilities

  • Develop processes and matrices for accountability, accuracy, and efficiency
  • Build and maintain strong relationships with tenants across wireless, billboard, solar, and wind industries
  • Actively seek and recommend documentation library of all requests in an organized fashion
  • Partner with COO, Finance, and Originations to determine appropriate performance metrics
  • In partnership with Underwriting and Finance, provide regular updates across wireless, billboard, solar farm, and wind farm tenants
  • Identify possible new rent opportunities across portfolio of assets

Tactical Responsibilities

  • Responsible for all aspects of asset management including all property owner, tenant, and site acquisition specialist correspondence involving hundreds of assets
  • Review lease amendments, abatements, and renewals for wireless, billboard, solar farm, and wind farm tenants, property taxes, and easement amendments
  • Responsible for rent collection, site mods, access issues, and cash flows used for asset valuation
  • Coordinate closely with accounting, legal, closers, and C-suite executives to implement program and project management in all aspects of retention and risk
  • Review new tenant leases and existing leases for upgrade rights by the tenants

Competencies & Qualifications

  • Bachelor’s degree in Business, Accounting/Finance, Real Estate, or similar
  • Significant experience with commercial property management
  • Lease or contract knowledge, preferred
  • Excellent verbal and written communication skills
  • Excellent negotiation and conflict resolution skills
  • Collaborative attitude with the ability to maintain highly detailed records
  • Ability to work independently and meet deadlines in a fast-paced environment
  • Experience with Salesforce and Salesforce Sales Cloud, preferred
